MAD WARRIORS emerged from the ashes of adversity, built not by luck but by grit, discipline, and purpose.

In 2010, our founder hit rock bottom: bankrupt, unemployed, about to become a father, and with zero mentorship or financial education. That moment should've broken him. Instead, it lit a fire.

What followed was a relentless pursuit of financial freedom through real estate. In 2015, MAD WARRIORS took on their first transformation: a neglected space converted into a studio unit, producing an astonishing 64% cash-on-cash return. From there, they converted a single-family residence into a two-door rental and never looked back.

What started as personal survival evolved into a thriving property management business with a mission: to help others build income, ownership, and legacy, regardless of where they start.

Today, MAD WARRIORS manages properties across Southern California while empowering landlords to become leaders. Lauren Salazar is the heart of MAD WARRIORS. She's the calm in the chaos, the steady hand behind the strategy, the kind of woman who makes you feel safe and seen even when you're navigating life's biggest financial decisions.

Before real estate, Lauren managed teams in the high-stakes world of aerospace, leading with grace, compassion, and discipline. That same leadership is now woven into the culture of MAD WARRIORS Property Management.

When Lauren saw how few realtors truly understood the needs of real estate investors, she didn't settle. While working full time and raising children, she studied, tested, and earned her Realtor license. Her very first transaction proved why she was meant for this work — negotiating a $1.1M duplex down with a 3.5% seller credit, after which the seller's agent admitted: "the only reason the deal went through was because Lauren never stopped showing up."

The birth of his son marked a defining moment, sparking the creation of MAD WARRIORS and a mission to Make A Difference (MAD) through real estate, leadership, and financial empowerment.

Over the past decade, Efren has built a reliable real estate portfolio and property management model that prioritizes risk mitigation, operational efficiency, and long-term growth. His background includes leading teams as large as 394 employees, crafting systems that reduce exposure, optimize performance, and bring structure to chaos.

Efren's goal is to empower others to take control of their properties. He partners with real estate investors and entrepreneurs who want more than rent checks. They want clarity, purpose, and the tools to pass down something greater.

Thank you for your interest in renting one of our homes. Below is a detailed explanation of our application process as well as our standards for qualification.

01 — Application

How it works

Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee. In order to qualify, each person must meet or exceed the minimum standards for qualification. Incomplete applications will not be processed.

Processing time: 1–3 days. Processing includes direct contact with employers, current and previous landlords, references, law enforcement and government agencies, consumer reporting agencies, public records, and eviction records.

A consumer report is used in processing all applications. Should an applicant be denied or face adverse action based on this report, they have a right to a free copy and to dispute the information by contacting TransUnion Rental Screening Solutions at MySmartMove.com.

02 — Deposit to Hold

After approval

If a tenant will not be taking occupancy within 24 hours, a non-refundable Deposit to Hold equal to one month's rent will be required within 24 hours to hold the property until a mutually agreed-upon move-in date.

Maximum hold time: 14 days. Once all move-in requirements are met and a lease is executed, the Deposit to Hold transfers to the security deposit and is held throughout the tenancy.

If the prospective tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant. Should the applicant elect to pay the Deposit to Hold with their application (prior to processing), it will be refunded in full within 14 days if they fail to qualify.

03 — Move-in Requirements

Before you get the keys

After approval and before occupancy will be granted, the prospective tenant must:

  • Supply all required move-in funds (security deposit, first month's rent, additional deposits and fees)
  • Transfer all tenant-paid utilities into the prospective tenant's name
  • Execute and sign the lease — all parties
04 — Qualification Standards · Applicants who do not meet minimum screening standards will not be approved

Monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.

Applicants must receive positive references from all previous landlords for the previous 5 years.

Applicant may not have any evictions or unpaid judgments from previous landlords.

A note on flexibility: At the landlord's discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if an applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified based on the above criteria.
